During this phase, we’ll take the time to get to know you and understand your vision for the project. With your goals and budget as our guide, we’ll define the overall scope of work, outline any specific requirements, and establish a desired timeline. We’ll also discuss mutual expectations and walk you through what it’s like to build with Peartree, ensuring a clear and collaborative path forward.

Preliminary Estimate

Whether you come to us with complete architectural plans or simply a vision for your future home, the next step is developing a preliminary budget tailored to your project. We use a combination of historical data and industry expertise to create a realistic estimate. This is the only phase where we’ll rely on allowances, giving us a flexible starting point before moving into more detailed planning.

Pre-Construction Services Agreement 

Once you’re ready to move forward with planning your project, we begin with the first of two formal agreements — the Pre-Construction Services Agreement (PSA). During this phase, we refine the details of your project, establish a preliminary schedule, make material selections, and define key specifications. This is where your vision truly begins to take shape — on paper.

This step is essential for ensuring we can deliver a high-quality result at a clearly defined cost. A retainer is collected for this phase, and any unused portion will be credited toward your project’s construction.

Fixed Price Construction Contract

Next, we’ll walk you through your fixed-price contract in detail. We’ll review each line item and specification to ensure everything is clear and aligned with your expectations. You'll gain a solid understanding of the project schedule, our draw request process, and the steps we take to maintain the highest standards of quality throughout the build.

Project Management

During this phase, we take full ownership of managing your project from start to finish. This includes coordinating material procurement, scheduling trades, overseeing inspections, and maintaining strict quality control. You'll stay informed with daily updates and weekly summaries, all accessible through our user-friendly online portal.

We’ll guide you through key milestone meetings to ensure every detail is accounted for and expectations are met. Before the final handover, we’ll complete a comprehensive walkthrough together—inspecting the project with a fine-tooth comb to ensure everything has been completed to the highest standard.

Handover

Finally, we’ll walk you through your completed home, ensuring you’re confident in how to operate every system and appliance. We’ll also explain the process for submitting a warranty claim, should anything need attention down the road.

Peartree proudly offers an industry-leading two-year craftsmanship and systems warranty, along with a ten-year structural warranty. We stand behind every home we build — and we’ll be here to support you long after move-in day.

Our online portal means your messages are never lost. They are organized in a central location that can easily be accessed at any time.

Whatever it takes – email, messages, phone conversations, and face-to-face meetings with your project team – means that you will be heard and get the information you need, when you need it.

We keep you up to date & in the loop on your build. You can expect to receive updates every day we are working on your home. 

Customization

You will work directly with David, owner of Peartree Homes,  and approved interior designer during each design and planning phase. We personalize many aspects to fit your needs.

We Have Cost Plus & Fixed Price Contracts

Our model is cost plus, but those that are building custom homes through financial institution funding, we provide fixed price. For cost plus, you are only charged for work that is done. The established professional relationships we have with our vendors and specialty trades, ensures you will receive the best value from our products and services.
